Do I need a permit to remove a wall in my house
Yes, almost always. If the wall is load-bearing (supporting the roof or floor above), a permit and engineered plans are mandatory in Las Vegas, Henderson, and Clark County. Even if it is not load-bearing, if it contains electrical or plumbing that needs moving, permits are required. How do I know if a wall is load-bearing
You can’t always tell just by looking or tapping on it. Roof trusses can span long distances, and sometimes interior walls are just partitions. However, in many two-story homes, walls running perpendicular to the floor joists are often load-bearing. The only way to know for sure is a Structural Audit where we inspect the framing in the attic or crawlspace. We provide this assessment as part of our pre-construction service.
What is a “Flush Beam” vs. a “Drop Beam”
A Drop Beam sits below the ceiling level. It is cheaper and easier to install, but it breaks up the visual flow of the ceiling. A Flush Beam is recessed into the ceiling cavity, so the drywall runs flat across the entire span. What happens to the floor where the wall used to be
